NSREC Exam Rules
The purpose of the Nova Scotia Real Estate Commission (NSREC) Exam Rules is to inform test takers, licensees, and the public of the measures the NSREC employs to uphold the integrity of the exam results. These measures protect the credibility of the exam process and uphold the reputation of the NSREC as a provincial licensing authority and the qualifications it confers.
NSREC exams are intended to assess individuals’ understanding of the subject matter required to act as a licensed real estate salesperson. As competency-evaluation tools, exams support consumer protection by ensuring that applicants meet the requirements for entry to the profession both academically and ethically.
Maintaining Exam Integrity
The NSREC requires that test takers maintain the strict confidentiality and security of the exam questions.
Stringent rules and security measures have been put in place to seek to ensure that the integrity of the exams and confidentiality of the exam content are maintained.
These measures are designed to eliminate any potential unfair advantage among test takers and to avoid the high cost of replacing exam content in the event of a security breach.
All exam questions are the exclusive property of the NSREC and is protected by copyright to the greatest extent permitted by law.
To preserve the security, confidentiality, and integrity of the licensing exams, test takers are strictly prohibited at all times from receiving from or disclosing to any person or organization other than the NSREC exam content. This includes retaining, reproducing through memorization or by any other means, and publishing any exam content.
Brokerages and their licensees are also strictly prohibited from asking test takers to memorize questions, share exam questions, or in any other way, jeopardize the confidentiality and integrity of the exams. Any licensee involved in such activity is engaging in unprofessional conduct and will be subject to disciplinary action, which may include licence suspension, licence cancellation, and significant financial penalties.

Important Dates Reminder
May 20: Commission Committee Submissions Deadline
Licensees and members of the public are invited to submit their name to serve on a Commission committee for the June 2025 - June 2026 term. The deadline to apply is 4:30 pm on Tuesday, May 20.
June 15: Mandatory CPE Courses
Licensees and members of the public are invited to submit their name to serve on a Commission committee for the June 2025 - June 2026 term. The deadline to apply is 4:30 pm on Tuesday, May 20.
June 15: Mandatory CPE Courses
Depending on your licence category, licensees must complete their required CPE course(s) on the NSAR Learning Platform before 11:59 pm on June 15, 2025.
All licence categories (salespeople, associate brokers, managing associate brokers and brokers) must complete Revisiting Consumer Relationships.
Associate brokers, managing associate brokers and brokers must also complete Broker Responsibilities Refresh.
June 30: Online Licensing Renewal Deadline
July 1: By-law and Forms Updates Effective
The Commission By-law will be updated to reflect the revised Parts 1—Definitions, 7—Conduct and Trade Practices and 8—Discipline. Numerous Commission forms will be revised, largely to coincide with the By-law updates.
