Forms Changes Effective May 1, 2026
The Commission Board of Directors has approved forms changes as recommended by the Forms Committee, effective May 1, 2026.
The following forms will be updated:
- Form 400: Agreement of Purchase and Sale
- Form 402: Resale Condominium Schedule
- Form 403: Agreement of Purchase and Sale for New Construction
- Form 404: Vacant Land Schedule
- Form 406: Mini/Mobile Home Schedule (to be renamed Mini/Mobile/Manufactured Home and/or Leased Land Community Schedule)
- Form 407: Multi-Unit Residential Income Property Schedule
- Form 431: Water and Septic Schedule
Until April 30, 2026, licensees must continue using the current versions of the forms. Effective May 1, 2026, the current forms will be discontinued and only the new forms may be used. Licensees are required to review and familiarize themselves with the revised forms in advance.

The Commission’s website pages with password protected non-member versions and watermarked versions for consumer information will be updated for May. The Commission has also provided updated versions to NSAR.
Key Highlights
- Revisions to deposit and property migration clauses
- Renaming “additional conditions” to “additional provisions”
- Revisions for consistency and improvements to seller’s obligations and buyer’s conditions clauses
- Enhancements to Form 406, including clearer scope and updated terminology for leased land communities
Communicating With Clients
Licensees must discuss the upcoming changes with their clients, including key differences between the current and updated forms and any potential impact on their transaction.

Board Update: James Collins Elected by Acclamation
Congratulations to James Collins, broker of Cushman & Wakefield Atlantic, who has been elected by acclamation for a three-year term. His term will commence at the AGM on April 30, 2026.
Important Dates Reminder
April 30, 2026: Annual General Meeting
May 1, 2026: New Forms Effective
June 15, 2026: Mandatory CPE Deadline
All licensees (salespeople, associate brokers, managing associate brokers, and brokers) are required to complete Professionalism Sells. All broker-level licensees (associate brokers, managing associate brokers, and brokers) are also required to complete the broker CPE: Keeping It on the Rails.
All licensees must complete their mandatory CPE course(s) by 11:59 p.m. on June 15, 2026. Failure to do so will result in ineligibility to renew your licence(s). Renewal eligibility will be reinstated once all required CPE courses have been successfully completed. Licensees can verify their CPE completion status at any time through the licensee portal.
