Additional Coastal Protection Resources Available Now

On April 15, the provincial government announced they are providing more tools and resources to coastal communities and property owners.

The resources include a checklist and education video for licensees to use to help their clients make informed decisions about buying coastal property. All tools and resources are available at: https://novascotia.ca/coastal-climate-change/.

Lockboxes Require Permission from the Seller

It has been brought to the Commission’s attention that there is a trend in which buyer’s licensees are facilitating pre-closing viewings with their buyers, and then taking the keys from the seller's licensee's lockbox and placing them in their own lockbox on the property. After receiving confirmation of closing, the buyer’s licensee discloses their lockbox code to the buyers so the buyer can access the property.

A reminder to licensees that installing a lockbox on a property requires consent from the seller.

If a seller's licensee receives a request from a buyer's licensee wanting to place their own lockbox on the property, they must relay this request to their seller, provide advice and then follow the seller's lawful instruction on how to proceed.

If a seller allows a buyer's licensee to install a lockbox on the property, it is strongly recommended the seller’s licensee maintain this instruction in writing.
